Default Buying a house is stressful

The wife and I submitted an offer on a house this evening. This is potentially the most stressful thing we have ever done.

Just excited and nervous and stressed all at the same time.

Good luck, bought mine last year.

Out here, all the homes were either forclosures or short sales. Mine was a short sale. Going through the financing part I was getting really stressed out. My finance guy put it in perspective, I was getting a home for a great price, the people I was buying from were losing there home. The real stress was on them. Just keep your eye on the prize, it will all work out.

BTW, talk to a couple people about financing, rates and fees do vary.

I hear ya....bought a new house and closed on it March 15th...finally closed on our old house November 4th. And the new house has been a wreck ever since amidst all the new floor installation and shower remodel.

I looked at a couple of short sales, but you can go through a long, drawn out process on a short sale because a lot of times they can get caught up in the bureaucracy of getting it "approved" in a timely fashion.

In my case, I didn't see anything in the foreclosure ranks or short sale that ever compared to the house we bought. The seller's came down $106k off their original list price in 2008 to what we paid for it a year and a half later. My realtor was amazed at the price we bought it for as he got a doctor a house just before the bubble burst that paid $100k more and still didn't have as nice of a house.

Thanks guys I appreciate the good luck wishes. This is a foreclosure that needs some rehab so we are applying for a HomePath rehab loan. The house is around 90 years old, so some fixing up is understandable.

I guess now we just play the waiting game and see what happens.

While I ended up with a big house in the suburbs, I really like these older homes as well. The downside is you usually have to be much more central to the city and houses like these aren't available in parts of town I'd want to live in. Another downside is they often lack much in the way of much yard to go with it.

Good luck...once you get over the acceptance/closing, then you get the joys of moving and fixing it up. You'll then think this was the easy part.

They're all fixer ups Drew, belive me. For some reason my wife's "Honey Do List" is just as long for our 6 year old house as it was for our old 40 year old house.

Good luck!! just as long as there aren't 4 lawyers at closing and one of three owners being threatened to be head in contempt of the court like what I went through, you should have smooth sailing!!!

Nice pad man. The buying process can make you a trainwreck, but it's all worth it. My wife was a toal mess when she starte wrapping her brian around JUST how much debt she was signing up for.

Yep. Big ol pain in the ass. We had no problem selling our house in SC when we moved to San Antonio, but are renting a house now. The onwers are talking about selling it just to get out from under it. When he brings it up again, I am going to throw a ridiculous low ball offer at him and see if he jumps on it.

Good Luck! My house was a foreclosure too, its a pain, but it's completely worth it, you get twice the house for half the price! Like Ratters said, it's sad that it's someone losing a home, but they can be a great find!
