Selling/Buying a house is stressfull!

I don't think mama would go for it and it would be a helluva commute to the Oregon coast

Have you tried renting? Like others have said, it is a viable option if you are open to doing so. With the right tenants, it can be one of the easiest experiences to move on to another home.
